A major logistics development is moving forward near the Port of Wilmington, where a 120,000-square-foot industrial warehouse is slated to break ground in early 2026. The project, led by a New Jersey–based real estate firm, will be built at 800 New Castle Avenue, just one mile from the port and positioned to serve growing regional demand for modern industrial space.
Designed for companies requiring substantial storage capacity, the upcoming facility will feature 28-foot clear heights, overhead crane capability, and direct rail access. Its proximity to I-495 is expected to support efficient freight movement without adding strain to local traffic patterns.
The development spans a 33-acre site, with roughly 11 acres requiring tree clearing and grading before construction begins. Environmental remediation approvals have already been secured, allowing the project to proceed on schedule.
During a recent meeting of the Port of Wilmington Task Force, project representatives noted that the facility is intended to address a shortage of institutional-grade warehouse space in the area. Once operational, employment at the site could reach up to 100 positions, based on staffing levels at comparable facilities. A tenant has not yet been announced.
The developer maintains a portfolio of industrial, commercial, and mixed-use properties across the Mid-Atlantic, including an additional warehouse near the Wilmington port at 1020 Christiana Avenue.
